There are several dangers of For Sale By Owner: 

1. Leaving Money On The Table 

You could be getting less for your home. Even though you are not having to pay a real estate agent, you are not going to be able to get the high price that you want for your home compared to working with a professional. This is because an established and respected real estate agent is going to know how to properly market your property. This means that they will also need to know how to price it competitively and negotiate the price of the home based on all of the information that they know about your home. Therefore, if you ask for the wrong price for your home, then you may not be able to sell it in the long run because people want to buy for what it is worth.

2. Marketing

It is not easy to market your home especially if you don't have an established network to market it. You can list your home online without putting a lot of effort in. But if you have someone who can market it correctly, then they will know how to make sure that your listing will get noticed. This means that the right buyers will notice your home while it is online but they will also be able to get the word out across the network of other real estate agents that might be working with buyers in your area. Most of the time, when they list them online, they will do it through multiple listings to allow the most people to see your home.

3. Unforeseen Difficulties

If you are trying to make sure that you get the right amount of money for your home, then it is going to take a lot of your time to sell the home. This is because the home is going to need to have an inspection and all of the repairs that the inspector finds will need to be dealt with. This is going to make it a lot easier to sell the home for a decent price so that you are not losing money. You will also need to take photographs of the home so that you can list it online. Then once you have people who are interested in buying the home, you will need to be available to them so that you can answer any of the questions that they might have or to show them the home.

4. Technology & Resources

Forsale by owner websites tend not to be very effective. This means that there is a chance that you will be losing money in the long run. Most of the time, when a person is looking to buy a home, they are going to find the home that they are looking for online. But if your home is not listed on the popular real estate websites, then these people will not be able to find your home. In fact, the for sale by owner websites are only going to be able to get a fraction of the traffic compare to the real estate websites. This means that a lot less people will be seeing that your home is for sale.

5. Struggles

Even if you do all of the things that the real estate agent is going to do, it is still going to be hard to replace the experience that a good real estate agent is going to have. You might have all of the free time in the world and might be ready to devote yourself to fully selling the home but you are still not going to be able to utilize the same skills that a real estate agent will have. This is because they are going to be efficient at their job due to having a lot of experience working as a real estate agent.
