What happens if I accept the offer?

Can I get offers on behalf of a family member?

What information do I need to provide?

To start, just provide your home address and contact information. From there, you can either receive a phone call from a The Barker Team specialist or answer a few basic questions online (what repairs are needed, have you made any improvements recently, etc.). It will only take 2-3 minutes.

How long does it take to get offers back?

After providing the basic information about your home, we will schedule a home visit at your earliest convenience. Once our The Barker Team specialist visits, you will receive an offer within 24 hours.

How does The Barker Team instant offer determine the amount to offer?

At the The Barker Team we have 14+ years of real estate experience in Southwestern United States.  We will use that market knowledge, along with any details about the condition of your home and create a fair offer. Our offer will generally be close to what you would ultimately receive if you sold your home the traditional way (after factoring in negotiations, commissions, repairs, ongoing mortgage payments, taxes, etc.). In the end, we try and provide a fair and convenient alternative to selling your home the traditional way.

Can I negotiate my offer?

We try to make our offers at the highest value possible to sellers. There will be times when it makes more sense to sell your home the traditional way. And that is okay. We are on your side. However, we do not negotiate. Our offer is the best we can provide given all the market and home factors.

ACCEPTING OFFERS

I received an offer — what do I do next?

Our The Barker Team specialist will call you to review your offer. We will also email you a copy to review at your convenience. Your offer is valid for one week. If you decide to accept the offer, you pick the closing date, we do all the paper work and bring the money. It’s that simple.

What if I don’t like my offer?

No problem. If you feel our offer isn’t in your best interest, we can certainly discuss listing your home the traditional way. It’s completely up to you.

If I request a The Barker Team instant offer, do I have to sell my home?

Not at all. Receiving or asking for a The Barker Team instant offer doesn’t lock you into anything. Even if you accept the offer, you are under no obligation until you’ve signed a sale contract.

I didn’t receive an offer. Why?

Not all homes meet the criteria for The Barker Team instant offer. But if you’re still interested in selling your home, the The Barker Team has the top real estate agents in Arizona who can help you net the most money for your home.

INSPECTING AND CLOSING

Do I need an inspection? Who pays for it?

Just like any real estate transaction, The Barker Team instant offer will want to conduct an inspection before finalizing the agreement. The Barker Teame instant offer will be responsible for coordinating and paying for the inspection, as well as undertaking any repairs or renovations.

When does the inspection happen?

After you have agreed to the offer, an inspection will be scheduled at your earliest convenience.

Will the cost of repairs be factored into the offer?

As long as there are no major, undisclosed repairs found at the inspection, our offer will not change. There are situations where an undisclosed, major repair is found. In that case, we may adjust our offer, but most of the time our offer will stay the same.

Will The Barker Team instant offer relist my home?

It depends. Sometimes we will sell your home directly to an investor. Sometimes we will make major repairs and then relist it. And sometimes we will relist it immediately to try and cover the costs of our program. If we do relist it, the price will depend on how many updates were made to the home.

How soon will I close once I accept an offer?

It’s really up to you! Once the inspection and final agreement are signed, you will pick a closing date that works best for you. In the meantime, we will work as fast as possible to complete all the paperwork behind the scenes.
